Over the past several articles, I?ve talked about some of the specifics of using hard money lending for your multi-family real estate investments. There are some clear advantages to this source of funding. One of the perceived disadvantages of hard money is that is only a short-term form of funding and will need to be replaced at some point by a traditional loan. This I?d like to discuss a bit more in this article.

The idea of having to replace hard money funding with another loan is unfortunately enough to deter some investors from ever pursuing this option. I think this aversion is both unnecessary and also such to cause investors to miss out on good deals. The key to tackling the short-term nature of hard money loans is to have a plan.

The plan starts with knowing that hard money is short-term to begin with. In a nutshell, it shouldn?t surprise you that a hard moneylender will only offer to loan you money for 1-2 years, nor should it surprise you when they want you to honor your agreement. I?ve seen too many investors who know the deal when they sign documents, but still act like they got caught with their pants down when the hard money loan comes due.

If you know that a hard money loan is not going to last forever, what you need to do is start planning to replace it now! Go visit those banks, talk with those lenders, and start assembling your paperwork that you know will be necessary. Commercial loans can take time and, believe it or not, the lenders want to loan you money, so start the process early and the timing issue will be far less likely to be problematic.

One key advantage of using hard money as an interim form of funding is that it gives you some valuable ownership time before you ever have to acquire a more traditional commercial loan. Many lenders love to see that you have what it takes to be an owner of an apartment building, and the short duration of a hard money loan can help you do just that. When you can demonstrate that you know what you are doing, the property is succeeding financially, and that you are still standing in the end, that will speak volumes to the lender who will be looking to issue longer-term financing.

Multi-family properties, when they are purchased properly, offer excellent opportunities for investors and especially so when demand is high from consumers who are looking to rent. As such, we must play our cards right, plan our funding strategy, and seize opportunities to both profit and meet consumer demand. Multi-family properties offer such a winning combination and are thus well worthy of your investment consideration.
